Pre-sales

If you are looking to put your property on the market there are probably a lot of questions that you have:

- How quickly will it sell?

- Can I do any simple things to maximise the price? 

- What price should I sell it for?

In many cases, people leave this up to the estate agents. The estate agent act 1979 states that the agent must always act in the interests of the vendor, so they should always be working to get the vendor the best price or the fast sale depending on what is most important to their client. However, nearly all estate agents operate on a commission basis which creates a conflict of interest because the longer the property is on the market the more it costs to keep marketing/advertising so the lower the profit.

On the Market 

So you're already on the market but the property isn't selling. Perhaps you're not getting the interest or viewing that you were expecting.

In most of these cases, the estate agent will simply advise you to drop the price. However, price is not always the issue and in some cases will not help at all.
